Landlord has right to perform tenant’s obligations

The provision in a lease allowing the landlord to perform the tenant’s obligations, giving the landlord the ability to protect his interest when the tenant fails to perform his duty to do so. The landlord may then seek contribution from the tenant later after the problem has been solved.
